
The latest data on the cost of a parking space in Ukraine shows a growing trend. The demand for signalling is also increasing. Find out what trends are shaping the parking market in the country's leading cities and how this will affect car owners in the near future
In February 2025, the median cost of a parking space in Ukraine reached UAH 708,383, up 8.7% compared to the same period in 2024. At the same time, demand increased by 18%, while supply, on the contrary, decreased by 4.6%. This is reported by finance.ua with reference to a study by OLX Real Estate.
Experts examined the prices and dynamics of the purchase of two types of car parking spaces: car parks (covered and underground) and parking lots (open areas). It turned out that in most cities, the cost of parking spaces in buildings (car parks) is growing, while prices and demand for open parking, on the contrary, are falling.
What is the situation with prices and demand?
Kyiv. The capital is the leader in terms of both the number of ads and the number of responses to them. Despite a slight decline in the supply of parking spaces (-3.8%), demand in 2025 increased by 11.9%. At the same time, the median price of a parking space in Kyiv decreased by 1.8% (to UAH 879,796).
Odesa. The city showed the largest increase in parking prices - +14.7% compared to February 2024. Previously, the median price was UAH 543,555, but in 2025 it reached UAH 623,558.
Lviv. Over the year, the cost of a parking space increased by 10% (from UAH 567,256 to UAH 624,071).
Dnipro. Prices rose by 8% (from UAH 748,581 to UAH 808,619).
Thus, in most large cities there is a positive price trend in the car park segment. Experts attribute this to stable demand and a slight reduction in supply, which increases the value of each lot.

Outdoor parking is becoming cheaper
The outdoor parking segment showed a different picture in 2025:
Demand for outdoor parking spaces in Ukraine decreased by 27.6%.
The median price also fell by 3% to UAH 40,000.
Supply decreased by 11.6%.
A noticeable decrease in the cost of ‘open’ parking spaces was recorded in a number of large cities:
▪️ Dnipro: -88.2% (from UAH 169,358 to UAH 20,000)
▪️ Kyiv: -38.2% (from UAH 97,012 to UAH 60,000)
▪️ Odesa: -9,8%
At the same time, parking in Lviv was the most expensive: the median price is UAH 564,013, which is 13% higher compared to February 2024.
A serious drop in demand for outdoor parking is observed in Sumy (-88%), Odesa (-57%), Kyiv (-31.6%) and Lviv (-20.9%). These figures indicate that motorists prefer more reliable indoor or underground car parks, despite their higher cost. This is likely to be due to both weather conditions and the safety of cars in closed car parks, which are guarded around the clock and equipped with additional services.
In addition, open car parks may scare people away due to regular air attacks on Ukrainian cities. In general, experts predict that the trends will continue in the coming months: the cost of covered parking spaces will continue to grow steadily, while prices for open parking may remain at a reduced level. At the same time, in some cities (such as Lviv and Kyiv), short-term price hikes are possible due to the limited number of new facilities and still high interest from drivers.
